Living near the Chesapeake is one of the best things about this part of Maryland. It is also hard on paint. Homes in Annapolis, Edgewater, Severna Park and down through Calvert County in Chesapeake Beach, Dunkirk and Prince Frederick deal with heavy summer humidity, morning dew, wind-driven rain and, closer to the water, salt in the air. An exterior paint job that would last years inland can start to fail early here if the prep and products are not right.
Here is what we look at when we paint a home near the Bay, and what to ask any painter you are considering.
What the Bay does to exterior paint
- Mildew. Humid air and shade let mildew grow on siding and trim, especially on north-facing walls and under trees. Painting over it traps it, and it comes back through the new coat.
- Moisture. Dew, fog and rain keep wood damp for longer. Paint applied to damp wood, or before dew sets in on a cool evening, can blister and peel.
- Salt air. On homes close to the water, salt deposits on surfaces and works against adhesion if it is not washed off before painting.
- Sun and wind. Water-facing and south- or west-facing sides take the most sun and weather, so they fade and chalk first.
Prep matters more than the paint
The best exterior paint on the market will not last on a dirty, damp or chalky surface. Near the water, prep is where most of the work should go:
- Wash and treat mildew so the surface is clean, then give it time to dry fully.
- Scrape and sand loose or peeling paint back to a sound edge.
- Prime bare wood and repairs so moisture cannot get in behind the finish.
- Caulk gaps around trim, windows and joints, the places where water gets behind siding.
- Repair rot first. Soft trim or sills get repaired or replaced before painting, not painted over.
Choosing paint and finish for a Bay home
We use quality 100% acrylic exterior paints with mildew-resistant formulas for homes in damp, coastal conditions. They stay flexible as wood swells and shrinks with the humidity, which helps prevent cracking and peeling. For finish, satin is a good all-rounder on siding, and semi-gloss on trim and doors sheds water and wipes clean.
Color matters too. Very dark colors absorb more heat on sun-facing walls and show fading sooner, so on the most exposed sides of a waterfront home a lighter or mid-tone shade usually holds up better.
Timing: when to paint near the water
In Maryland, late spring and early fall are usually the best windows for exterior work. Most exterior paints need the air and surface to stay above the minimum temperature on the label, often around 50°F, and enough dry hours for the paint to set before evening dew. Close to the water that window can be shorter, so we schedule with the forecast and start once the morning moisture has burned off. Our post on when to book exterior painting in Maryland covers planning ahead.
Keeping it looking good
- Rinse siding gently once a year to clear salt, pollen and early mildew.
- Check caulk around windows and trim each spring and touch up any gaps.
- Deal with peeling spots early, before water gets behind the paint.
- Keep shrubs trimmed back from the walls so the siding can dry out.
Questions homeowners ask us
How often does a house near the Chesapeake Bay need repainting?
It depends on exposure, the condition of the siding and trim, and how well the last job was prepared. The water-facing and sunniest sides show wear first. A well-prepared job with quality acrylic paint lasts much longer than one painted over dirt or mildew. We are happy to look at your home and tell you honestly whether it needs a full repaint or just the worst sides.
Can you paint over mildew on siding?
No. Mildew has to be cleaned off and treated, and the surface allowed to dry, before any primer or paint goes on. Painting over it lets it grow back through the new coat.
Do you paint homes in Calvert County and Anne Arundel County?
Yes. From our base in Upper Marlboro we paint homes across Anne Arundel County, Calvert County, Prince George’s County and Charles County, including Lothian, Owings and Huntingtown.
