Chalking on the siding

Run your hand along a sunny elevation. If it comes away with a fine, dusty residue like coloured talc, the binder in the coating has broken down under UV. Chalking is the earliest honest warning you get, and it usually shows on the south and west faces first because they take the most sun.

Chalking on its own is not urgent. It does mean the coating has stopped protecting the substrate as well as it did, and it means the surface must be washed thoroughly before anything new goes on — paint will not bond to chalk.

Peeling, blistering or flaking

This is moisture, almost every time. Water is getting behind the coating — through a failed caulk joint, a gap in the trim, a gutter that is overflowing, or up from a wet sill — and pushing the paint off from underneath.

Repainting over it without finding the source guarantees you will be doing it again. When we quote an exterior with active peeling, we look for where the water is coming in before we talk about colour.

Hairline cracks in the film

Fine cracking across a painted surface — sometimes called alligatoring when it gets advanced — means the coating has lost its flexibility and can no longer move with the substrate through Maryland’s freeze-thaw cycle. Once it cracks, water gets in, and the peeling follows.

Colour that has gone flat and uneven

Compare a sheltered area — under the porch roof, behind a shrub — with an exposed elevation. If there is an obvious difference in depth and tone, UV has taken the pigment. Beyond the look, faded coatings are usually thin coatings, and thin coatings protect less.

Caulk lines that have opened up

Look where trim meets siding, around window and door frames, and at any butt joint. Caulk that has shrunk, split or pulled away is an open route for water into the wall. Re-caulking is a routine part of an exterior repaint, and it is one of the highest-value things done on the whole job.
